Rental Qualifications

Landlord Cart Properties, LLC is a Charlotte-area residential landlord. We lease and manage our own residential properties in the greater Charlotte region. We are not realtors and do not manage properties on behalf of others — however, we do develop and market property management software for landlords who do. We do not discriminate in housing because of race, color, religion, sex, national origin, physical or mental handicaps, or familial status (families with children).

We do however screen Tenants based on credit worthiness, income and background information available to us to mitigate loss to us.


What We Screen For

Income

Unless otherwise required by applicable law, applicants must have a minimum combined income of 3.0 times the monthly rent.

Credit

A favorable credit history and no open bankruptcies.

Leasing history

No previous evictions or unpaid rent.

Criminal screening

No felony convictions within the last six years.

How We Evaluate Each Applicant

Situation Outcome Possible Conditions
Meets all criteria Approved Standard security deposit and lease terms.
Income between 2.5× and 2.9× rent Review May require first + last month’s rent plus security deposit, or a higher deposit as permitted by law.
Minor credit issues or weaker profile Review May require mandatory ACH/auto-debit enrollment and/or a rent adjustment to offset risk, as permitted by law.
Eviction record, open bankruptcy, or felony (within 6 yrs) Denied Applications are typically declined.
Refusal to consent to credit or criminal screening Denied Automatic denial — screening consent is required to proceed.

Exceptions

As property owners, we need to know that Tenants have the ability to comfortably pay the rent. We use that rent to cover our mortgage, taxes, insurance, and maintenance. We generally will not make exceptions to the guidelines above because of the inherent risk of not being paid timely.
In limited circumstances where we elect to approve an applicant who does not fully meet our standard thresholds, additional conditions may apply as permitted by applicable law — including but not limited to: a deposit equal to two months’ rent, mandatory enrollment in ACH automatic debit for rent payments, or an adjusted rental rate to offset the additional risk we assume as the owner.

  1. Review these qualifications and confirm you meet the income, credit, rental history, and background criteria before applying.
  2. Submit your application online. All adult occupants must complete a separate application.
  3. Screening fee: If we intend to proceed with your application, you will be required to submit and pay for a full background and credit check as part of the application process. This fee is non-refundable.
  4. Decision: We will notify you of approval, conditional approval (with any additional requirements listed), or denial.
