Landlord Cart Properties, LLC is a local Charlotte Area Property Management company. We do not discriminate in housing because of race, color, religion, sex, national origin, physical or mental handicaps, or familial status (families with children).

We do however screen Tenants based on credit worthiness, income and background information available to us to mitigate loss to us and/or our clients.

Our Ideal Tenant

  • Monthly income that is three times the rent rate
  • A clean eviction report
  • Steady employment history
  • Good credit score
  • Positive reference checks

Exceptions

Typically, our clients will want to know that Tenants in their homes have the ability to comfortably pay the rent. Often, Landlords use that rent in turn to pay their mortgage, management fees, taxes and insurance. We generally will not make exceptions to the guidelines above because of the inherent risk to our clients of not being paid timely. Prospective tenants who don’t want to or are unable to share criminal or credit histories are likely no be automatically denied. Qualified applicants but with a weaker income profiles (say you make 2.5x the rent), may be required to pay security deposit, first and last months rent.
