Claims
In the event, you lose access or enjoyment of your leased property through fault of Landlord Cart Properties, LLC or through companies in which we contract to service you, you may be entitled to reimbursement (food, hotel) or credit towards your monthly rent.
Landlord Cart Properties, LLC values your relationship. Our goal is for you to stay as long as you can with us and/or help us fill vacancies by referring family and friends with confidence. We will try our best to ensure that we make fair and reasonable accommodations.
Be aware that Landlord Cart Properties, LLC is not responsible for food loss, power outages, voltage fluctuations or property damage caused by acts of nature. This includes but is not limited to hurricanes, snow, ice, lightning, floods, extreme storms, heat or wind or events outside of our control. For example, if a power pole was damaged by a car and your power was out. Had you owned the property, you would have most likely had the same outcome – through no fault of our own.
In your Tenant Portal, create a new Message for us and provide the following details:
If loss of food:
1) Describe each item spoiled
2) List their approximate value if you were to go to your local grocer and replace them today
3) Take a picture of all of the items together and attach to your message
We will evaluate your claim, and if reasonable (can be justified using pricing from local grocers), we will calculate your reimbursement up to the full requested amount or the amount we were able to verify — whichever is less.
For example, If you requested the replacement of 1 gallon of milk for $15, and the grocers website indicated the highest price for milk is $6.20, we will calculate your reimbursement offer to $6.20. Alternatively, you can go and purchase the damaged items and submit the itemized receipts, as long as the damaged items where clearly documented in your photographs. We will reimburse your actual cost including taxes.
If loss of access/no running water/no hot water:
If you can’t access your leased property or access is hazardous due to fault of ours or an action caused by us, we will place you in a hotel for as many days as access is not available to you. If approved, we will reimburse you for a maximum of $100 per night.
1) Describe the issue in detail
2) Request for approval for hotel stay and the number of nights
3)Request credit towards rent
In property management, things occasionally do happen; it’s one of those unique elements of life. As a Tenant, you are responsible for making sure you have the appropriate levels of insurance, referred to as Renters Insurance, to protect your personal property from perils.
In most cases, the landlord and/or Property Management company is not responsible for the tenant’s loss unless the landlord or it’s assignees are negligent.
For example, If the property comes with a refrigerator and it breaks then the owner is responsible for repairing it in a reasonable time but not for replacing the tenant’s lost food. This policy is designed to show our commitment to excellence more than any legal requirement to do so. As such, we will only approve or credit you at our sole discretion based on full, complete and timely information and as supported by verifiable receipts. If any information is incomplete or without the supporting evidence, your request will be denied.
