Pet Policy

Pets for many Tenants are an extension of the family – their great companions, make us feel safer or give us cuddles without judgement. They do however come with additional responsibilities and care and undoubtedly add to the wear and tear of your home. This is why pets are allowed only under the approval of the Property Owner. In addition, in some locals and communities, pets can be restricted by size and breed.

Most of our properties will consider pets on a case-by-case basis with the final decision up to the property owner. For pet friendly properties, any more than 2 animals must be approved by owner. Acceptable pets include: dogs, cats, small caged animals, caged birds, and fish. Service/Companion animals are allowed and are exempt from any pet rent or pet application fees. Livestock animals, poisonous, dangerous, or exotic animals, and dogs that are considered “aggressive breeds” are prohibited. Aggressive dogs may include but are not limited to: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Husky or any breed of guard dog trained to attack. The foregoing applies to both purebred and any mix containing one of these breeds. Applicant must provide breed, weight, age of all pets.

The Rules

Pets must be explicitly allowed in your lease. If you have already signed a lease and interested in a pet, please let us know so that we can ensure you stay compliant with your agreement.

  • Tenants must receive written approval for any pet they wish to keep in their home. This is typically apart of your lease agreement.
  • Tenants must keep their pets under control at all times, so that they don’t disturb other residents and their guests.
  • Tenants must clean up after their pets, both inside their home, and in all common areas and other parts of the property.
  • Tenants must not to leave pets outdoors or unsupervised in their homes for an unreasonable period of time, and to keep pets in appropriate, contained areas within their homes.

What’s the worse that can happen?

Pets can do great harm to a rental property.

Property Damage
There are certain behaviors that landlords associate with pets and property damage, including urinating on carpets, chewing wood, leaving “calling cards” in public spaces and destroying landscaping.

Odors
If litter boxes aren’t cleaned or pet accidents occur in the hallway, offensive odors can build up in common areas. Animals that aren’t properly groomed or bathed can cause other odors inside the unit.

Noise
Excessive barking can be disruptive to neighbors, and it can be hard to keep noise levels at manageable levels when there are multiple dogs, cats, and birds on the property.

How much for the pet fee?

We charge a non-refundable pet fee of $150.00 for any pets that are of dog or cat species. This fee is used to deep clean your unit when you leave. Consider this, future Tenants could have severe allergies to pet dander – no matter how adorable our pets are, they leave hair, dander and other deposits.

Note: Additional damages, if any, will be assessed to you at their actual repair/remediation cost. If damages are noted during your tenancy, you will be asked to cure them before your lease expires.
